In 2023, the YMCA of Greater Boston (YGB) engaged Leggat McCall Properties to undertake a strategic analysis of its real estate portfolio across 13 Centers. This initiative aimed to align YGB’s real estate assets with its broader mission, marking the beginning of a three-phase planning process.

The first phase focused on gaining insights into YGB’s real estate portfolio and its alignment with the organization’s programmatic goals. Activities during this phase included a thorough review of YGB’s property holdings, identification of potential areas for expansion, exploration of monetization strategies, and targeting growth in underserved areas. The outcome of the initial phase provided YGB with a set of strategic recommendations and a decision-making framework, empowering the organization to make informed choices about its real estate assets to support and advance its mission.

Transitioning into the second phase, LMP is crafting a Real Estate Business Plan for each of YGB’s 13 Centers. This phase represents a shift from broad assessments to the development of specific, actionable plans. The activities within this phase include a detailed evaluation of each Center and the execution of a strategic redevelopment plan for select locations, addressing the specific needs and opportunities identified. Moreover, LMP will support YGB in capitalizing on emerging market opportunities and growth initiatives, ensuring these efforts are cohesively integrated with the overarching business plan. The business plans for each center will be synthesized into an overarching Master Plan that will serve as a strategic guide for YGB’s leadership and Board, facilitating informed decision-making on the allocation of resources to projects.
