Leggat McCall Properties (LMP), in partnership with McCall & Almy (M&A), has served as an advisor to Harvard University on their overall Allston planning and development efforts since 2011. We are engaged on many aspects of the initiative, including facilitating key administrative decisions and assisting with permitting strategy and entitlement, in addition to working on individual assignments such as the Enterprise Research Campus (ERC).
In the process of creating the Allston master plan, 42 acres of land fronting Western Ave was established as the site for the ERC. Directly adjacent to the Harvard Business School, the ERC is envisioned as Harvard’s real estate platform to collaborate with the private sector in creating an ecosystem similar to that of Kendall Square in Cambridge or the Stanford Business Park in Palo Alto.
The first phase of the ERC is a 900,000 SF mixed-use project that will include a conference center, a 250-key hotel, a 300-unit residential component, two life-science buildings (500,000 SF), and associated parking, along with a multi-acre park known as the Greenway.
After conducting a comprehensive and competitive RFP process, led by the LMP/M&A team, Tishman Speyer was selected as the ground lessee. LMP/M&A assisted Harvard in finalizing the ground lease and development agreement, culminating in a June 2023 closing. The $1.2B project broke ground in 2023 and is currently under construction, with the first building anticipated to open in late 2025.
