Leggat McCall Properties was hired as the Owner’s Project Manager for the development of a multi-phase, mixed-use campus for Partners Healthcare Administration, now MassGeneral Brigham, at Assembly Row. Design and permitting commenced for the project started in January 2014 and construction started in September 2014. First phase occupancy was achieved in June 2016.

The project includes approximately 800,000 SF of office space, 100,000 SF of retail, and an above grade parking structure for approximately 2,000 cars. The building incorporates 640,000 SF of UFAD (under floor air distribution), which improves indoor air quality.

MGB’s new campus also incorporates numerous sustainability measures, including a green roof, a rooftop photovoltaic array, low-flow water fixtures, and a storm water management system. The project was built to LEED Silver standards and is projected to use 22% less energy than a building constructed to current building code requirements. This facility was built to foster a more united culture in the organization, increase efficiency, and reduce costs. With this significant project, Partners was able to consolidate a majority of their 4,500 employees onto a single campus from 15 locations around Boston.
