Huntington Theatre

Boston, MA

The Boston University Theatre and adjacent support buildings, occupied by the Huntington Theatre Company, were purchased by a 3rd party developer in 2016. Leggat McCall Properties worked with the Huntington Theatre to develop a strategy and execute their next steps, which included negotiating an agreement with the developer to keep the theatre on site, building a new support building, fitting-up a lobby space in the new development, and renovating the existing theatre and adjacent support building.

As part of the project, the on-site scene shop was relocated to a $5M, 45,000 SF industrial space with substantial interior renovations. The “Huntington Avenue Project” itself includes renovations to the existing theatre building, renovation of the adjacent 20,000 SF support building, and ultimately the fit-up of a 15,000 SF lobby in new adjacent residential tower with a total project budget of approximately $70M. The theatre renovation entailed application for Historic Tax Credits and other government-run funding sources. LMP managed the budget and pricing process, the design process, and extensive coordination with the residential tower project next door where the theater will have a long-term lease of the first two floors for the theater’s lobby and event space.
