Adelaide Grady, Senior Vice President/Partner at Leggat McCall Properties joined CREW Boston as part of the 2024 Luncheon Series to discuss the development process at the Bunker Hill Housing Redevelopment and how we “got to yes.”

In order to succeed, this large-scale redevelopment of 1,010 units of deeply affordable housing on ~27 acres in Charlestown required a true public-private partnership with the Boston Housing Authority and the local tenant organization, the Charlestown Resident Alliance, that was based in trust and a shared belief in the cause. The team invested countless hours doing the homework on the complexities of this project as well as groundwork in the community to create a culture of transparency and build trust among all parties. This approach helped the team to build the necessary relationships to be able to successfully balance the needs of residents, neighbors, and the City with the realities of project viability.

The team’s goal was to design a plan that could meet or exceed the goals of stakeholders while remaining in the realm of the possible given the realities of constructability, financial viability, and political feasibility.  Through that intensive work, the team emerged from the Article 80 and MEPA processes with a plan that aims high while remaining eminently possible.
