Draper Laboratory

LMP was engaged as the project manager for a multi-year, phased construction and interior renovation project at Draper’s headquarters in Kendall Square. Prior to construction, the project required collaboration with the City and review of previous approvals, dimensional and use
regulations, available FAR, and building parking requirements.

Phase I of the project consisted of a new, $60 million, multi-story glass atrium with connecting stairs and bridge to enliven the existing entry and foster internal collaboration. The atrium includes a café and a variety of casual meeting spaces.

Phase II included renovations of approximately 250,000 SF of offices and electronic, wet, and biology labs to modernize and increase efficiency and collaboration. Additionally, the existing base building mechanical systems were completely upgraded to ensure the building’s infrastructure is capable of meeting the requirements of modern lab space. These projects will present a new and exciting face to the community and help Draper attract the best possible talent moving forward.

LMP was also the development manager for the 188,000 SF, $70M renovation and expansion of Draper’s facility at One Hampshire in Kendall Square in 2006. The scope included management of permitting (including an Article 19 special permit), design, construction, project accounting and deal analysis.
