Built in 1940, the 27-acre Bunker Hill Housing development is the largest public housing project in New England and is severely depreciated with many of its buildings in disrepair. In 2018, Leggat McCall Properties joined Joseph J. Corcoran Co. to redevelop the site in a historic public-private partnership with the Boston Housing Authority and the Charlestown Resident Alliance, the local tenant organization. Using a mixed-income model, private financing will support equitable affordable housing replacement units and new market rate units in addition to new retail, a community center, and robust green spaces with connections to the surrounding Charlestown neighborhood.

The LMP team brought significant Boston development experience as well as residential construction expertise to successfully bring this complicated project through the Boston Article 80 permitting process. With all necessary approvals in place, construction is now underway on the first of two Phase One buildings.

The new buildings will be constructed using MassTimber/Cross-Laminated Timber (CLT) and an innovative system of pre-fabricated interior and exterior wall systems. This system will produce high-quality and highly sustainable buildings on an accelerated timeline compared to conventional stick-built construction. In addition to increased efficiency in construction, the use of CLT will also result in an over 40% reduction in embodied carbon in the structure based on the modeling for the first building. Every building will be Passive House certified, creating new, healthy apartments with superior air quality that are also highly efficient to operate with a 40-60% energy savings compared to design code.

When completed, the Bunker Hill Housing Redevelopment project will create a vibrant, new mixed-income and affordable residential community that works for all Charlestown residents and pays homage to Charlestown’s local history.
