Boynton Yards

Leggat McCall Properties, in joint venture with DLJ Real Estate Capital Partners, has started construction on a mixed-use campus in the Boynton Yards industrial area of Somerville, MA. Located adjacent to Union Square and only one mile from Kendall Square, the City of Somerville plans for Boynton Yards to be redeveloped into a vibrant, mixed-use district comprised of lab, office, multifamily and neighborhood retail and community arts space.

Benefiting from a new Green Line station opening in Union Square in March 2022, and the lively food and entertainment culture of Union Square as well as nearby Inman Square and Cambridge Street, this project will initiate the transformation of Boynton Yards into an attractive new high tech, research, and life science hub.

DLJ/LMP have acquired 10 acres of land in Boynton Yards and control a contiguous 5-acre parcel. The development team is currently working through an overall master plan for the combined sites with the City of Somerville and its planning and engineering staff. Construction of the initial building and related infrastructure and open space improvements was completed in 2021.

The first building to be delivered as a part of Boynton Yards is a 289,000 SF speculative lab building now leased by Flagship Pioneering. This building matches the quality of newly constructed buildings in Kendall Square/East Cambridge and provides state-of-the-art lab space geared towards emerging life science companies. Building 2 is currently under construction and a third lab building is currently being designed and permitted.
