808 Windsor is the second of four life science buildings at Boynton Yards and will be delivered in mid-2024. The 11-story, 370,000 SF will be a purpose-built, state-of-the-art life science building that aims at the highest efficiency standards. Lab space at 808 Windsor features column-free floors to allow flexible configurations as well as panoramic views for tenants. The building will also include ground level retail and creative uses, active outdoor civic space, 242 below-grade parking spaces, and 100 bike spaces.

808 Windsor achieved LEED platinum certification through control of light, energy, and thoughtful use of materials, which will mean reduced operating costs, improved efficiency, lower carbon emissions, and a healthier workplace for tenants. The project is also WiredScore Certified Gold and seeking Platinum.

Located immediately adjacent to the new Union Square Green Line Station constructed as part of the Green Line Rail Extension (GLX), 808 Windsor is transit-oriented and just steps away from like-minded innovators at 101 South Street and nearby Kendall Square.
