600-800 Federal Street Schneider Electric
Leggat McCall Properties originally purchased two buildings at 600 and 800 Federal Street in 2010 in joint venture with Long Wharf Real Estate Partners. The two buildings, which were built in 1998, had good infrastructure and access, were located in an attractive setting, and were suitable for office/R&D space. When LMP purchased the buildings, the 110,000 SF building at 600 Federal Street was 2/3 occupied, and the 160,000 SF building at 800 Federal Street was unoccupied. LMP made numerous base building improvements to make the buildings suitable for multi-tenancy.
In 2013, these qualities attracted a Fortune 500 company, Schneider Electric, to the office park. Their new, $45M regional headquarters creates a collaborative environment that addresses the needs of Schneider Electric’s office, lab, and hospitality spaces. A new 78,000 SF addition becomes the front door to a research and development facility. The addition attaches to the existing 160,000 SF, three-story building creating a total fit-out of 238,000 SF.
Within the facility is a combination of open office, offices, conference rooms, and dry laboratories. First floor amenities include a large conferencing and training center, full cafeteria, fitness center, and hospitality lounge.
LMP oversaw the existing building renovation and new building construction, while the tenant managed their own interior improvements.
Both 600 and 800 Federal Street were 100% leased when LMP sold them in 2015 and 2014 respectively.BACK TO PROJECTS
