101 South Street at Boynton Yards

Leggat McCall Properties (LMP), in joint venture with DLJ, is set to start construction on a new Class-A, speculative lab building in the Boynton Yards industrial area of Somerville, MA. Located adjacent to Union Square and only one mile from Kendall Square, the City of Somerville plans for Boynton Yards to be redeveloped into a vibrant, mixed-use district comprised of lab, office, multifamily and neighborhood retail and community arts space.

Benefitting from a new Green Line station expected to open in Union Square in 2021, and the lively food and entertainment culture of Union Square as well as nearby Inman Square and Cambridge Street, this project will initiate the transformation of Boynton Yards into an attractive new high tech, research, and life science hub.

LMP/DLJ acquired a 3.44-acre parcel of land in Boynton Yards in 2018 and control a contiguous 3.1-acre parcel.  The development team is currently working through an overall master plan for the combined sites with the City of Somerville and its planning and engineering staff. Construction of the initial building and related infrastructure and open space improvements will start in June 2019 and take approximately 2 years, aligning the opening with the completion of the planned MBTA Green Line station in Union Square.

This 290,000 SF speculative lab building will match the quality of newly constructed buildings in Kendall Square/East Cambridge and will provide state-of-the-art lab space geared towards emerging life science companies.  The project will also include four levels of underground parking and first floor retail and community arts spaces.
