Utilizing our extensive development, investment and project management experience and access to capital, we source, develop, and reposition properties that are underperforming, have been undermanaged or are ripe for development. Drawing upon the expertise of our project management staff, we are prepared to tackle projects of any complexity or size and specialize in managing large, complex development projects. Since our inception, we have acquired, developed or repositioned over $3 billion of assets as principals, representing over 10 million square feet. As project managers, we have coordinated the development of an additional $4 billion worth of projects. While we are primarily focused in the Greater Boston market, we have extensive experience in the Boston – Washington corridor with previous operations in Washington, Philadelphia, Northern New Jersey and Southern Connecticut.
With in-house expertise in the entire lifecycle process, we offer a holistic view of investment and development, and are able to draw upon the appropriate in-house resources from a broad spectrum of projects utilizing a team approach. We evaluate every project within the context of the relevant risks: Permitting/ Entitlement; Design/ Construction; Leasing/ Sale; and Financing; in each case seeking to compartmentalize and mitigate the risk and seek appropriate risk adjusted returns.
Of particular importance to us is the impact of our development/ investment on the communities we serve, both from a use and environmental perspective. We have historically been thought leaders in the implementation of energy efficient and sustainable practices in our projects, and continue to explore innovative new concepts, from incorporation of renewable energy sources to our own Liquid Office Space concept.
